One in 13 HDB resales now clears S$1 million

Filed prices show seven-figure HDB resales becoming routine: 1,826 in a year, led by Toa Payoh, Queenstown and Bukit Merah.

HDB filed 1,826 resales at S$1,000,000 or more between October 2025 and September 2026. Out of 24,436 resales in all, that is about one in every 13, or 7.5%.

How quickly the seven-figure resale became ordinary

The count is not a one-off. In the twelve months before, from October 2024 to September 2025, HDB filed 1,528 resales at that level. In September 2023, the first month in the data, the number was 42. In August 2026, the busiest month so far, it was 201.

The same months in successive years show it without any seasonal noise. January 2024 had 74, January 2025 had 119 and January 2026 had 145. August 2024 had 105, August 2025 had 141 and August 2026 had 201.

The latest month, September 2026, is still filling in, because resales reach HDB’s published record weeks after they are agreed. The counts above are for filed transactions, not flats: a flat that changed hands twice appears twice.

The typical flat is a long way from S$1 million

A million-dollar resale is the top edge of the market, not its middle. The median price of all 24,436 resales in the period was S$630,000. Counting flats above a round number is a way of describing how far the upper edge has moved, and it should not be read as the price of an ordinary flat.

Three towns carry about two in five of them

Toa Payoh leads with 292 of the 1,826, followed by Queenstown with 245 and Bukit Merah with 220. Together they make up 757 of the total. The seven-figure resale is not confined to them: 23 towns had at least one.

The highest price filed in the period was S$1,728,000, for a flat on floors 46 to 48 on Henderson Road in Bukit Merah, in April 2026.

Not only new flats, and not only large ones

Four-room flats made up 781 of the million-dollar resales, five-room flats 651 and executive flats 383. The median floor area was 110 sqm, and the median lease began in 2011. That is not the whole story: a quarter of them had a lease that began in 1995 or earlier, and a quarter in 2018 or later. The seven-figure price is reaching old estates as well as new ones.

What to check if you are buying or selling near this level

  • The block’s own sales. A seven-figure price in one block says little about the next block. The HDB block lookup lists every filed resale for a block, floor band and flat type.
  • The valuation. HDB and banks work from a valuation, and a price above it is paid in cash. Sales at S$1,000,000 or more are a reason to check the gap early.
  • The period. A price filed in the last few weeks may still be joined by others that have not been published yet.
