Who publishes this

Not a valuation

No figure on this site is an estimate of what a specific home is worth. Where a valuation would be the natural output, the transactions that were actually filed are shown instead, as a range with the records behind it. A percentile describes those records; it is not a verdict on price.

Formal valuation is separate work by a qualified valuer, and a bank will commission its own regardless of anything read here.

Estimates

Some tools show an estimate — an expected launch price worked from the cost of the land, for example. Each is labelled as an estimate, shown with its range and the source it was worked from, and is not a price list, an offer or a prediction.

Not financial or investment advice

The calculators apply published rates — stamp duties, loan-to-value and MSR and TDSR limits, CPF accrued interest, seller’s stamp duty — to the figures you enter. They do not know your income stability, other commitments or plans, and they do not recommend a course of action. Every rate carries the date it was last checked against its source.

Data and licensing

• Public datasets are used under the Singapore Open Data Licence and the terms of each agency, and are attributed on the pages that use them.
• REALIS is not used. It is licensed for personal research, not commercial use (CEA PG 02-11 s6), so private sales are shown by project and storey band, as URA publishes them.
• Announcements and datasets are linked to their primary source.

Accuracy

Filed data is filed by someone else, and arrives here as it was filed. Recent periods are always incomplete, because transactions are published weeks after they are agreed. What is worked out on this site — a derivation, a name, a coordinate, a match — is checked here, and a correction is welcome through the contact on the About page.
